OVERVIEW:
Gracious country living epitomizes this unique estate. Situated in quiet farm country amidst rolling hills and meadows, this historic Federal-style 1860 farmhouse is located in pastoral Greene County, PA. It would be an excellent candidate for the National Register. Of the 25 total acres, approximately ten are wooded. The remaining land lends itself to country gentleman farming, grazing livestock, and/or equestrian endeavors. With abundant wildlife, woods, and creeks, the property is a natural wonderland for kids of any age.
ECONOMY:
A dependable fresh-water spring provides all water and free natural gas satisfies all heating requirements at NO COST.
MAIN HOUSE:
The original design remains, but modern amenities have been tastefully added. In the old house, 13-inch thick exterior and interior walls are built from bricks made on the property. Six fireplaces, nine-foot-high ceilings, and refurbished wide-plank chestnut floors grace all original rooms. The spacious entry reveals the original curved walnut balustrade, leading the eye upwards to the expansive two-story landing. NEW ADDITION:
The 1995 renovation includes a new roof and windows, plumbing, wiring, and gas boiler zoned hot-water heat. The boiler and hot-water heater are high-efficiency, fast-recovery units. Added closets and pull-down attic stairs accommodate modern needs for storage. The professionally designed addition to the main house tastefully blends with the fittingly restored old house. The new addition includes a kitchen/sunroom combination with adjoining large pantry, first-floor lavatory, and an upstairs full bath, utility room, and large walk-in closet. The old spring house was also converted into a quaint two-story 400 sq. ft. guest cottage, complete with its own screened porch overlooking a serene meadow where deer often graze.
COMFORT:
The ground floor portion of the renovation-addition is heated by under-floor hot water coils in ceramic tile floors, controlled as a separate zone. Within this zone, an under-cabinet kick-space heater provides heat quickly, even on cool mornings. The original house is heated by baseboard hot water, zoned separately for each floor. A whole-house attic fan cools the entire house on warm summer nights. The kitchen/sunroom air conditioner cools these rooms and more when occasionally needed. Additional amenities include ceiling fans in most rooms.
OUTBUILDINGS:
In addition to the guest cottage, other outbuildings include a 32 x 46 hay barn (milking parlor is converted to a shop), a small barn, machine shed, and garden shed.
LOCATION:
This property is easily reached via a short three-mile drive from I-79. Waynesburg and Washington, PA are located nearby for convenient shopping and city life is available within 50 miles in Pittsburgh, and Morgantown and Wheeling, WV.
FURNISHINGS:
All custom window treatments, mini blinds, major appliances, painted bookcases in the den, and two installed satellite dishes convey.
EQUIPMENT:
A tractor, brush-hog, lawn mowers, backhoe, farm and garden tools, building materials stock, shop equipment, hand tools, and emergency generator are available and their value could be added to the purchase transaction or negotiated separately.

BREAKFAST NOOK:
This area can accommodate a table and six chairs and has bead-board wainscoting to the chair rail.
At the end of the kitchen counter and adjacent to the nook are overhead shelves for condiments or cookbooks and under-counter drawers. The top "drawer" conceals a toaster oven (with outlet inside) and has a fake drawer front that drops down to support the toaster when in use. The KITCHEN picture shows these features.
PANTRY: 4'6 x 7'2
Adjacent to the breakfast nook, the pantry is an added bonus. The handy counter beneath the octagonal window takes unloading groceries out of the chore category. Large enough to hold small appliances such as a bread machine or food processor, the counter has proven to be a much appreciated afterthought.
Sturdy pine shelves from floor to ceiling fit all different sizes of staples. No wasted space here!
The small-scale pantry door was salvaged from a small closet during demolition.

Custom cabinetry made with bead-board door fronts and the faux pressed tin ceiling capture the ambiance of an "old timey" kitchen, with the added convenience of subtly included modern appliances. Open shelves divide the kitchen from the sunroom without obstructing the view.
The large white cast-iron sink, ample storage space, and lots of counter space making cooking a joy.
An auxiliary forced-air heater located in the kick plate below the sink offer quick warmth when overall heat is not required.
A framed portion of old kitchen wallpaper (discovered in the attic) on display adds a whimsical touch to this room. Coincidentally, the wallpaper colors match those of the room today.

A bathroom could possibly be added here.
UTILITY ROOM: 6'x 12'
The utility room houses the washer, dryer, hot water-heater, and furnace. This room also has a laundry sink and a convenient laundry "chute" from the adjoining bathroom.
The vented roof window is much appreciated in an otherwise dark area.
