MISCELLANEOUS

Everyone comes to Priest River for country living - making this country duplex a popular choice. The only time it has not been fully rented was during renovations to unit #1. One newspaper ad is all it takes as this area has a shortage of clean, well-maintained rental units - and very few rentals in the country. Tenants in #2 have been there for over 3 years, while the tenants in #1 have been there over a year. The units are well insulated - keeping winter heating costs down and affording respite from the summer heat. Mail is delivered and trash picked up at the street. This would make a wise investment for the small family who wants to live in one side and let their tenants help make the payments. Due to the real estate buying frenzy that hit North Idaho two years ago, the majority of the town's rental properties have been sold - a situation which should continue to put pressure on the market - raising rents and assuring that good rental properties remain full.
